The Texas protest calendar

Miss the filing deadline and you generally wait a full year. Here's the sequence.

  1. Feb – Apr

    Notice of appraised value arrives

    Your appraisal district mails your notice. Read it — this is where most people stop, and shouldn't.

  2. By May 15*

    File your protest

    *Or within 30 days of the notice mailing date, whichever is later. Filing is free and can usually be done online through your district's portal.

  3. Spring – summer

    Informal conference

    Most cases settle here. You and an appraiser walk through the evidence — your packet does the talking.

  4. 15 days' notice

    ARB hearing (if needed)

    If you don't settle, the Appraisal Review Board schedules a hearing and must give at least 15 days' notice. You can attend in person, by phone, by video, or by written affidavit.

  5. After the ruling

    Written order

    The ARB's order arrives by email or certified mail. Reductions apply to this year's taxes.

Can protesting raise my assessed value?

The ARB can consider evidence about your value when you file a protest, so bring your best case — that's what the kit is for. In practice, homeowners who protest with real evidence do it because the odds of a reduction are favorable: in recent Texas data, most protests resulted in a reduction.

What if I missed the May 15 deadline?

If more than a year has passed since you knew you disagreed with a value, or you missed the filing window, options narrow sharply — late protests are generally limited to specific situations like a clerical error or value change. Your kit states your exact filing deadline up front so you don't end up here. Next season's notices go out in early spring.

What are my actual odds?

Statewide, roughly 60–80% of protests result in a reduction, with an average assessed-value reduction around 7.6% among protesters in a recent 17-county study. Your odds depend on your evidence — a solid comparable-sales packet is the single biggest lever you control.

Do I have to go to a hearing?

Usually not. Most cases settle at the informal conference. If yours doesn't, you can attend the ARB hearing in person, by phone, by videoconference, or by filing a written affidavit — no courtroom required.
